How this is calculated

Rates are set by each state and vary from about four to eight percent, so the rate is an input. The base is the higher of the agreed price and the government valuation, which prevents an understated agreement reducing the duty. Registration is usually a smaller percentage and is frequently capped at a fixed amount, which matters a great deal on expensive property. Several states charge women buyers a lower rate, which is often worth more than any negotiation on price.

Frequently asked questions

What is the circle rate and why does it matter?
It is the government minimum valuation for the area. Duty is charged on the higher of it and your price, so buying below circle rate does not reduce the duty and can create a tax charge on the difference.
Is the concession for women worth using?
Often substantially. A one point concession on a large purchase is a large sum, which is why joint registration in a woman's name is common practice in the states that offer it.
