How this is calculated

The metric and imperial units are exact. The Indian units are not: bigha, kanal and marla were local measures long before they were standardised, and several still differ by district. The figures here are the commonly quoted ones for the named state, and a registry or a survey document is the authority for a specific plot.

Why does a bigha differ from state to state?
Because it was never standardised nationally. A bigha is a customary unit and its size varies between and within states, so this tool asks which one you mean rather than assuming. A registered sale deed will state the area in square metres or square feet as well, and that figure is the authoritative one.
How many square feet are in a guntha?
1,089, which is 121 square yards. A guntha is one fortieth of an acre, and forty gunthas make an acre exactly.
